HOME MODIFICATION APPLICATION PROCEDURE

Please review this Procedure Document prior to applying to the Architectural Committee of Monterey Park Association, Villa Monterey 5/5A, for approval of the desired plans and specifications. The necessary documents and forms are provided for the convenience of residents who plan on modifying their homes.

In 2011, Villa Monterey was designated and listed on the Scottsdale Historic Register*. Consequently, all exterior home modifications require approval from our Architectural Committee and from the Scottsdale Planning and Development ServicesThe exceptions are:

        1.Painting your home the same color provided it is an approved color. See link below for approved colors.

        2.Necessary maintenance and repairs done with the same or equivalent materials.

 Article II, Section 10. Architectural Control in our Declaration (CC&R’s) states:
    “No building, fence, wall or other structure shall be commenced, erected or maintained upon a Lot, nor shall any exterior addition to or change or     alteration that is or would be Visible From Neighboring Property shall be made until the plans and specifications showing the nature, kind, shape,     height, materials, and location of the same shall have been submitted to and approved in writing as to harmony of external design and location in     relation to surrounding structures and topography by the Board of Directors of the Association, or by an architectural committee composed of three     or more representatives appointed by the Board.”

To complete the approval process, the following forms are provided:

            1. Exterior Color Approval Form.

            2. Home Modification Application Form. 

            3. Neighbor Notification Form. Required if exterior structure project will be visible to your neighbors, requires access to your neighbor’s 
                property or involves a party wall.

            4. Color Palette of approved colors  

Please submit the necessary forms to Architectural Committee Chair Marsha Cain at marshadesigns@cox.net. Upon receipt, the Committee will review your application and notify you if approval or denial and if further action is required . If further Board action is necessary or requested, you will be notified in advance of the open Board meeting date. To the extent possible, the Committee will assist you in obtaining approval from the Scottsdale Historic Preservation Committee.

Home Modifications
Painting, changing windows, modifying landscaping or making other changes to the front of your home requires approval of the Architectural Committee and the Scottsdale Historic Preservation Commission.
